Establish whether verification is needed
A sensitive skyline, heritage setting or prominent development may require a carefully defined visual assessment. Ask the project’s planning and landscape or townscape advisers what evidence is proportionate. The term “verified view” should describe a documented process, not a visual style.
Agree the viewpoints, purpose, output format and level of representation with the relevant specialists and, where appropriate, the planning authority. Do this before commissioning photography or modelling to avoid producing attractive images that cannot answer the required assessment.
Define the technical evidence
A robust brief identifies the survey information, camera position and lens data, photographs, model coordinates and the method used to align the proposal with its context. Keep a record of what has been measured and what has been assumed.
An image created from a rough photograph or an AI-generated scene cannot establish a verifiable site relationship. Do not present the concept illustrations on this website as accurate visual representations of a Leeds development.
Use the view within a wider assessment
The image helps show the development; the accompanying assessment explains the effect. It should be read with the relevant plans, sections and heritage or townscape evidence. A single favourable angle should not substitute for a reasoned selection of representative viewpoints.
Ask for specialist availability and a written scope for any verified-view commission. Survey, photography, modelling, assessment and revision responsibilities should be explicit. This page does not imply that ordinary CGI automatically includes that work.
Your questions, answered
Is every photomontage a verified view?
No. Verification depends on the documented inputs and methodology, not how realistic the picture looks.
Can I use the website’s concept drawings in my application?
They are generic illustrations, not property-specific evidence. Commission the drawings and visual material required for the actual proposal.
