How the calculation works
Effective annual rental income equals the number of rooms multiplied by monthly rent, twelve months and the occupancy percentage. The calculator then subtracts the monthly operating-cost allowance multiplied by twelve. The displayed yield divides that result by the total investment you enter.
The starting values are editable illustrations, not Leeds market evidence or a suggested investment. Operating costs should reflect the bills, maintenance, management, insurance and other items relevant to your scenario. Finance, tax, purchase transaction costs and capital works are not automatically calculated.
Test the planning assumptions first
A purchase can appear attractive on a spreadsheet while depending on an unachievable room count or change of use. Establish the lawful use, Article 4 position, layout constraints and licensing route before relying on projected income.
Compare a cautious occupancy scenario and higher costs, and include the cost and delay of obtaining consents in your wider appraisal. Ask an appropriate adviser about finance and tax. This tool is a simple arithmetic aid, not financial advice or a valuation.
Your questions, answered
Are the rent assumptions based on Leeds market research?
No. Enter your own evidenced assumptions. The example values only demonstrate the arithmetic.
Will the tool tell me if an HMO is allowed?
No. Use the Leeds planning and licensing guides and request a property-specific review.
Make this specific to your property. General guidance cannot establish a site’s lawful use, boundaries or the outcome of an application. Bring your address, plans and any council correspondence to the next conversation.
